How can rent be guaranteed? In Midwest, East how can one rent out in the middle of winter?
I see a lot of 1 and 2 star neighborhoods listed. I wonder how many are section 8. If you click on a listing, it will tell you if that specific property is section 8. There’s no way I’d do a rental in a high crime area. If it’s ever vacant, criminals will literally steal everything in the place. It seems the better the neighborhood the lower the cap rate. I don’t think that would surprise anyone.
It looks like the CAP rate includes property management, 8% repair reserve, 5% vacancy, and 2.5% lease fee.
" Marketplace Fee of - must be paid to secure your investment property, remove it from the marketplace and initiate the purchase process. This fee is non-refundable."
That’s crazy, and it’s 0.5% or $500 whichever is great. So even if you find something on the inspection contingency, they keep the fee.
