Wiki has some details and estimates his nw to be around 100m. So this is a lot of money :slight_smile: but he seemed to have pulled some miracles in his lisitngs …

Developers always lie about their net worth. I loaned money to several that said they are worth more than $50m . Stiffed me and many others in the 2009 recession. This guy is one house away from bankruptcy.

I can’t seem to understand the slope of this house. It doesn’t look like the house is on a higher elevation versus the street which means rain water will drain into the house.

For a house that costs more than 4 million why do the doors and windows have no casing in some of the photos?

Also no railing near the front door. Do you want your drunk guests to tumble into your garden?

Flat roof. No overhangs. No railings anywhere.
Decks over living. No usable yard. Mediocre landscaping. No trim is a modern style element.
But the worst issue besides the price is three stories with endless stairs. 30’ height difference. Definitely a workout.

This house is wet dream for a product liability lawyer.

I’m working on a 3-story house now. I call it “the one on the bluff” in conversations. Has a 180 degree ocean view. Worst is, master bed & bath are under the garage. The slab is at least 6" though. Not sure that I could sleep under a slab with 2 vehicles on it. It’s wood framed after all, 2x12 spanning 6’. But think about bath moisture getting in there…

Pictures 10-14, I’m really surprised that there’s no railing. Our top level deck right now has an awesome look… because the railing is not installed yet. I would never dream of leaving it like that.

We bought our bluff house with extensive moisture damage. Windows and sliding doors are supposed to be water-proofed, but even if done right, it does not last forever. It’s worse in Santa Cruz when the wind blows moisture from the ocean into the stucco. So far, any exterior wall that we opened, ended up being reframed bottom to top (2.5 stories). Both decks (ceilings) had to be reframed as well.

This one may develop similar problems. Isn’t there a lot of fog in Belmont? A friend who owned & lived there used to call it ‘Hellmont’.

It is foggy close to 280. Not sure about this place. Not a very foggy area. But this structure is bound to get plenty of dry rot.

They have to put in railings at some point … code requirements. The location of the electric meter is bizarre also. And it was put in before the entry railing… amazing.

I assume they will go with glass railings. Must be $50-100k just for that .

I don’t understand. The house is listed for sale, it has been built and the permit is finalized. Or? Those photos were real photos, not computer renderings, right?

What if a buyer enters a contract based on images showing a deck without a railing, and later finds out there is a railing?

That is why I put this house on here. Would love to here the real story. But those are definitely real pictures.

They have to be railings. Otherwise there will ambulance chasing attorneys hiding in the bushes waiting for some one to fall :sunglasses:

we got permanent power prior to final once by signing a document that we promise we won’t occupy the place. It was more than 1 unit, owner was an LLC, so it was obvious to the city that they would be sold, not owner occupied.
