There is no limit on the amount of rent a landlord may first charge the tenant when renting a vacant unit. Rent increases in rental units outside of San Francisco are not within the San Francisco Rent Board’s jurisdiction. There is no commercial rent control in San Francisco

why would anyone buy a rental property in SF if one cannot increase rents to his wish?

The entire State of California has rent control now so it’s not just SF where you can’t increase rents to your wish. But the statewide rent increase percentage is higher than SF. In SF it’s 60% of CPI. I don’t know whether there is any scientific reason behind the 60% number. Might as well be -60%. Tenants have voting power so they can whatever they want.

CPI is 1.1%??

I thought closer to 3%

Even that number doesn’t match my personal experiences.

Real CPI is ten percent
