You guys keep posting these articles like it disproves that the vacancy rate is increasing. I can find articles of people without a covid vaccine who never got covid. Does that mean itâs better to not get vaccinated?
Commercial leases are usually pretty long termed. Companies that are getting out now have been wanting to get out for a few years already. That means it is a lagging indicator.
By the time you see CRE vacancies heading down again you would have already missed the bottom by 3 years plus.
No, but it shows that not everyone is down on the city. For some company to move their HQ to a currently sinking ship, says a lot.
If itâs a lagging indicator, then itâs going to go MUCH lower before it bottoms. Thatâs based on the office card swipe and cell phone activity data. Companies can give up a lot more leased space before they have the right amount.
Of course, itâll never be 100% unanimous. The idea that the challenges are being experienced by all cities at the same level is insane though. Anyone saying that hasnât visited other cities.
If a metric shows deterioration, change the methodology to compute that metric

Old and new money aim to fix the Fab 7x7. Like I said before, there is simply too much money and clout that the Fab 7x7 enjoys. Anybody can, and will get sick from time to time. The key is, do you die from that sickness or do you get healthy, rather quickly?

Come on, even I have to agree that we spend waaaaaay too much on the homeless situation as it is and the problem persists. The only thing close to it I think is how New York cleaned up the city a long time ago. Two words: tough love. The police simply did not let you loiter around. When I was in NY recently for a wedding, I saw cops and cop cars everywhere. And I was in Queens/Flushing, not Manhattan.
I donât see the political will to get there. A moderate SF politician would be far left other places.
Interesting stat. Wasnât exactly surprised by Irvine but thought Davis would rank higher because itâs a college town and much smaller?
