I would rename that part of Phoenix metro as Silicon Desert with two brand new Fabs in the neighbourhood.

Flagstaff has a decent sized airport. Why do they have to build this stuff in the worst spot in the state? Even Tucson is cooler in summer. Prescott has a much better climate and plenty of flat space.
Must be the cheap real estate. At least it will keep the good places pristine.

My neighbor just bought a condo in Sun City.

I am sticking with crazy California. Don’t have to worry about 110 degree heat. And if you don’t like the weather it is different close by. The Sierra crest will get over 1 foot of snow today.

How come you don’t live on Nevada side of Tahoe? 1031 your Cali properties into out of state properties?

1031 sounds good in practice but there are issues. California tracks 1031s now. They want their cut if you sell your down leg later.
I manage everything myself. I don’t want to live in Nevada. I like California especially Tahoe and my farm in Cameron Park area.
The headache of owning doesn’t go away with 1031. It is trading one headache for another.

Isn’t Cameron Park kinda far from Tahoe? You don’t live on your farm?

1:30 hrs away. We live in Tahoe. Play farmer near Cameron Park. Snowed in Tahoe today. I was farming. Spotty showers and 70 degrees on the farm.

The area from Prescott to Ash Fork has a generally temperate climate. The problem is that most of the area is “off grid” and the water table is very low. Residents have water hauled to them.

I have always wondered where does the water come from to supply the Phoenix Metro that has close to 4.5 million residents.

Colorado River. Like southern Nevada and SoCal. They are all at risk of running out. At least SoCal can steal from us and desalination is an option. The plan is to make Phoenix and Tucson one mega city of 20 million… insanity

The above article is written by an anti-sprawl enthusiast upset about the growth. However, water consumption will not decrease even if entire population of 5 million is packed within 1 sq mile.

The water will used primarily for irrigation. The sprawl will connect the two cities. Won’t happen in my lifetime.

Lots of new housing going up in Prescott and Prescott Valley. So they must have solved that problem at least in part. Prescott has a large recreational area around a lake. The bird life is amazing.
I was having water hauled in to my desert getaway in Marana down south. Now I have a well. 5 gpm which is plenty with a 5000 gallon storage tank. Had to go 1140 ft down for it but darn it, I got it! It comes out warm. Must have hit a thermal pocket.

The listing price of the house in my OP was reduced by only $3,000 and it’s been on the market for 80 days. So much for the adage of lowering the price early and often to make a sale. I guess the real estate market in the interior of the country hasn’t been impacted price wise by the pandemic and macroeconomic climate.

The seller has no idea of the value. It has sat unloved for 80 days. Offer 10% less, he will probably take it. Anything on market more than 30 days is ten percent or more overpriced. Even if you don’t want it make the offer. It will teach you and the rest of us the market value. If he jumps on your offer, nickel and dime him on the reductions after inspections.

@manch thanks for that data source. @Mortgage4Rentals I looked at the last 20yr period to avoid cherry picking and you are right about Austin having the least volatile climb. Phoenix has been the most volatile!

95014 Cupertino $2.4 mil so property tax = $28.8k p.a
78613 Cedar Park $350k so property tax = $8.4k p.a

Sell house in Cupertino, can buy 4 in cedar park for similar property tax with plenty of cash for stock investment and luxury spending :nerd_face: Stay in 1 and rent out the other 3 :smiley:. Live comfortably ever after.

I did the same thing in Tahoe. But I’m living on the lake in paradise and skiing all winter. Austin has limited appeal.
