Investors on this forum have a short timeline. Everyone who invested in 2011 in anything has done well. 9 years is not enough history.
Arizona and Texas have been tough for appreciation because there are no barriers to entry and construction is cheap. Still cheap to build there. Keeps older home prices in check.

Most RE investors ain’t see nothing yet. 2011 missed the financial crisis. Those like @jil who didn’t miss, quit. These investors didn’t experience any recession.

You did well. Diversified. Once your portfolio/ net worth reaches a certain size, shouldn’t put all eggs in 7x7. Max return is not safe, short-term is ok, long term need to go for safety - sustainable, less volatile.

Thought the beauty of it is it can apply to leverage. In broader sense, we all know not to do that.

I was just about to post this. I got it from a CA friend looking to make her great escape. 2024 is her timeframe.

Is this the same fab that Intel announced a few years ago? If it is a new fab and the Intel’s fab is already coming up, then Chandler could become a hub of chip fabrication.

This illustrates that timing is everything as far as appreciation is concerned in the metro Phoenix real estate market.
