The Sunset Rocking The Overbids!

The all the houses in the arctic outer Sunset is no good? They are have the 40s in their street address.

Well, 2 fours would be doubly a no-no…

I don’t think it’s the street number. The page says monthly rent is $2,800, which leads me to believe that not only the in-law is rented out, but the upper level as well. Good luck kicking those guys out…

Possible, but I think $2,800 is more likely for the whole house by one family.

When you buy it, you either make it contingent that home be delivered to you empty (or no dice) or you just factor in the cost of paying for owner move-in. Depending on how many individuals, perhaps maybe up to $20-$25k pay-out as regulated by the City. That is doable, especially with price mark-down. Come on, this one is not that hard (if someone really wanted it). I just don’t like being out there beyond Sunset Blvd and 2 fours don’t make 8 in my book…

Ok, vacant 2 unit Inner Sunset goes in less than a month and over 400K over asking!!! With a sweet closing number like that, gotta be Asian…

Way Outer Sunset corner home sells in less than a month and at 1.125M! But in 2005 was sold for more. Oh well…we can’t all be winners

And another one…so the sweet spot for a decent Sunset home is 1.25M I guess. Sells for 350K over asking. This one took a tad longer. Ooh, bought back in 1992 for the fabulous lucky 280k! In 25 years while having that roof over your head and enjoying that healthy Sunset living, you then almost clear 1M (selling price to selling price)… not too shabby

What was the minimum wage in San Francisco in 1992?

Well, it might have been different in the Fab 7x7, but according to this $4.25. FYI - my family bought our 3 unit apartment building in the early 1960s for $20-$25K??? I forget…

If I had to wait 25 years to make my million I would probably be crying in pain. I hope this guy (or gal) had other properties or assets to spare.

But again, if this were primarily your ROOF for you and your family the 1M is still a nice pot at the end of the rainbow…

My point is most of the gain came from inflation, not so much appreciation. I mean if minimum wage went from $4.25 to $13 (3 folds) and this house went from $280K to $1.25M (~4.5 folds), then this house appreciated about $400K and the rest was just the time value of money.

Money is cheap. Probably everyone will become a millionaire several decades from now.

But at the end of the day, a roof over your head is priceless…anything above is technically gravy, no?

Not Sunset (as I have been reporting overbidding after overbidding for awhile now)!!!

Sweet, 280k over asking!!! Inching towards 1.5M as the norm for nice ones!!!

Oh my god… that range looked like it’s from grandmas period still considered ā€œupdatedā€ and ā€œniceā€ fetching top dollars…

There is actually a big following of old stoves like Wedgewood. We used to have one and yeah I thought it was junk but Big Bro set me straight about that. Sure enough, a lot of people wanted it…

Old article but still true…

Ok whatever… one person’s garbage is another’s treasure…

So, imagine that home selling for nearly 1.5M with a kitchen like that! The house that is up the street at the corner is KILLER. It’s got a remodeled huge vaulted ceiling theater or tv room at the back presumably also providing ocean views…sweet
