This house will tell us how much price have depreciated since april

  • Hot home, such homes come once in a quarter.

  • I heard the market is still very bullish for good house.

Let’s see. Anything less than 100K above asking will indicate cooling(seasonal).

This one is better. Sold in May and relisted

Geez, try deciphering that property listing history…

I already posted this in the other thread… :face_with_raised_eyebrow:

Can one delete listing history from MLS? The below one was in market for 3 months earlier during summers but the history doesn’t show that. It shows listing in Sep 6

Redfin started not showing the full history a while back. Need to look at zillow for full history:

Thanks. Very helpful.

Check the steep reduction since summers 1.59M->1.3M.

I used it here as I think it will provide a better understanding of where prices are going.

This one too:

Hey, no fair… how come my 3rd fav city now has become the bellwether of the Bay Area RE market??? Seriously though, Fremont is just but one city. One needs to consider westside cities too…

No but this is not hot home.

Agree. We need to find re-listings (without major upgrades) between Summers and now.

Listings that were not sold in Summers and are relisted now, are already showing major price revisions. See the one I posted above.

I am not sure if this house is going to sell over the asking. I am guessing it probably worth 1.65 the most. And 1.6 is already at top end of Ardenwood area.

well in march april similar houses in went for more then 1.7 in ardenwood and northgate, In fact the last sold one in northgate was 1.825

Hmm more then 3 weeks still not sold.

well if he was not able to sell in april the price was no where close to 1.5

Soooo, Fremont is still very, very strong???

Good(various criterion) houses still have a lot of interest

I saw that you posted this on the other Fremont thread but was the final selling price high or about right for this neighborhood sized home?
