Oakland is really wild. Unlike San Francisco I don’t sense any resolve there to correct course. Things haven’t hit bottom yet in Oakland.

Just curious, do you see any changes to tenants’ quality over the years?
Tenant quality in Tahoe has improved a lot in the ten years I have been here. I still own property in Oakland through Madison Park Properties. The Oakland eviction moratorium has ended. I think things will improve for landlords.

Not at all. You couldn’t find a purer example of rugged individual than rural AZ and we confine folk like that. You’d be hard pressed to find areas where collectivism is pushed harder than most of the SFBA and there they let folk like that run around hurting others.
