BTW I didn’t realize Fremont is so Asian nowadays. The local elementary school is 67% Asian.

But no way it sells at listing though.

Please clarify. Who are the Asians? Indians, Chinese, Vietnamese, Koreans, … which group is the highest? For example, we know Chinese is highest in Cupertino, Indians are highest in Sunnyvale and many other cities of SV. I wonder which other cities have more Chinese than Indians? San Ramon? Milbrae?

Look at forest park elementary in fremont: 87% asian. Fremont is heavily asian.

It seems some parts of Fremont are even more Asian than Cupertino? Did not know.

only area i like is that Niles Canyon. it is old American with railway.

Last couple of weeks I’ve been showing in Tracy and Manteca.manteca is about 55miles from my home. Not too big a deal coz I like my clients a lot and the home they’re selling is already in escrow. Well we looked at new homes in the developments and found out waiting lists for current and future phases were as much as 200 buyers long. Just in October a buyer could walk into a new development and have their pick and even get as much as $10k credit towards upgrades. And they are now going for $520k for 1640sq ft to upwards of $650k for 3000 sq ft. We also looked at resale. Made offers on one in Manteca listed for $425k and had 26 offers, 5 over $500k. And another offer in Tracy that had 15 offers. In both cases the sellers needed a longer escrow or some weeks of rent back which suits my buyers just fine. Even going $75k over asking, my clients didnt get either home. It feels like the SF/Oakland housing market.

That’s what @Jil has been talking about. Tracy, Mountain House and now even Manteca are hot. Manteca is a bit far to commute to the Bay though.

Looks like buyer overpaid for that townhouse. They could’ve gotten detached single family home in Ardenwood for that price.

You never know how much the locations are increased in the last 3 months. Getting a home (either condo, townhouse and SFH) are tough nowadays. Even if he overpaid little bit, it may be due to competitive bids position. I heard 20-25 offers are common nowadays.

Fremont agent Sunil Sethi said he typically sees single-family homes moving in five days. Prices have risen so quickly, appraisers have had a hard time keeping up.

In north Fremont, Sethi listed a four-bedroom home with space for in-laws and a landscaped yard for $1.88 million. “The offers started coming in and I’m like, ‘Wow,'” he said.

The first offer came in quickly at $200,000 over asking. Other, higher offers followed. It went into contract for $2.35 million, but the bank appraiser valued the property at $350,000 less. The new buyers made up the difference in cash, he said.

One building, totaling 48,200 square feet, is leased to Neuralink and is at 34781 Campus Drive. The other building, totaling 44,000 square feet, is rented by AnaSpec and is at 34801 Campus Drive, the JLL brochure shows.

Musk, tech entrepreneur and Tesla CEO, co-founded Neuralink and recently shifted the company’s headquarters to Fremont from San Francisco, according to the JLL brochure. Neuralink has developed a neurological interface that can link a brain and a computer.

“Neuralink has experienced significant growth since inception, and could be a logical candidate to expand into the second building within the property,” the JLL brochure stated.

A careers page on the Neuralink website shows that the company aims to hire at least 25 more people to work in Fremont.

same in Pleasanton/Dublin/SR/Danville - over a matter of 4 months stuff has gone up incrementally, it’s quite ridiculous. Starter homes in Pleasanton going for 800-900 / ft2.
