well… if you look at current estimates, there is almost only a 6% difference between zillow and Redfin. Point is IF zillow estimates suck(for this house) then Redfin’s should too since both estimates match.
I only used Redfin because I have an account which show my favorites.
I don’t consider myself important at all to influence anyone, nor do I have any agenda. These are all market values that other people have paid.
I don’t think anyone who claim to buy a SFH every year will take that Jan 2020 Redfin estimate seriously
Redfin changed their past estimates very quickly and quietly after a house is sold. Zillow i think kept the hostory as it is.

Only houses going to Mission SJ high school. Prices in that high school neighborhood have been on par or even higher than CU and MV.

I think both have a hard time keeping up with this level of appreciation - they are more used to / designed for gradual appreciation alogorithims so you see drastic changes in value after each new house sale

Warwick elementary was the one I regret not buying more in. After Ardenwood & Brookvale went up the values, it lags then it shot up.
3 months back this house with 150 sq ft more built up area sold at the same price of this house which sold in Feb. Amazing how fast prices have moved.

I know what they smoke/inhale/inject/shoot in SF(to stay happy), nothing to smoke in Fremont
