Thoughts on Mountain View property with 5/10 flood risk

There is this nice 2.2K sqft house, 3 beds, 2.5 baths, with a pool and good size backyard on a 0.52 acre lot in Mountain View across the street from Cooper Park and close to Stevens Creek trail. About half of the lot is an easement (shared driveway). Asking price is $3.2m.

The only problem is the 5/10 flood risk. I’m wondering how this + rising interest rates/last Powell’s speech will impact the offer prices. Any idea on how much this could go for?

Several issues with this and don’t see it commanding a good price. 1) Flag lot undesirable, 2) Little more north part of Mountain View (school districts are NOT Los Altos / MV), and 3) Flood risk will increase your insurance cost…
