I saw this one last weekend. The views are really nice, layout is OK, location is good (basically edge of Noe, surrounded by extremely nice homes). The lack of a garage seems like a real problem – street parking looks difficult.

FWIW, the downstairs room is set back enough from the main stairway that I don’t think the windows are that much of a problem (my wife said the same thing looking at the photo but felt differently when she saw it in person).

That said, I would expect it to go over ask. There were so many people at the open house it was hard to get in and out of the place. My guess? 1.3 - 1.4.

How much is the walk from where you park to the house?

This would be a challenge to sell for top dollars. There are so many steps to walk. I’m worried about any future renovation. How do you move the heavy materials up and down the steps?

And how do you get your garbage bins down to the street?

One potential benefit is the mandatory fitness. If you live there for a few years, your fitness level should def improve

Cool, maybe more. Some people don’t care about parking and may really relish the opportunity for a somewhat secluded space to call home.

It’s a hike. I would describe it as half-a-block up or down (not sure what parking looks like on the top side). Street parking did not look easy.

OMG, my grandmothers (may they rest in peace) would laugh at you. How about strapping kids to your back and then climbing the hills of Chinatown with more than just 2 bags of groceries? Never spoil your kids. That is the worst thing a parent can do. You need to prep them for a very competitive environment out there. Kids are so smart now, and so early. My cute lil niece is scary smart (combo genes from a surgeon and a lawyer) yet her parents make them do all kinds of chores around the house. This is a little girl and once I drove out to Emerald Hills to my sister’s and there she is hauling out the the big garbage can (relative to her size, of course). I say you need help? Nope, I got it. I don’t mess with that one…

This is a pretty nice home in GP…

The only thing I have an issue with is the placement of the stove in that location. I get it, it is an open floor concept but the stove there just seems odd or not perfect for me. I would prefer a hint of a wall or something to separate the spaces. And, aren’t we “violating” the general rule about not having your frig, stove and sink relatively close together by X feet to be useful? Geez, that seems like a fair distance from frig to sink to stove, no? And that nice flooring is about to get way damaged by water prep if no rugs…
