I believe so. I usually see some folks getting off on 19th Ave and Taraval to then wait at the Shell Station bus stop for a shuttle. I am sure there are probably shuttles in the Richmond, but I would agree that it would take longer to get down to SV from there.
Well, Richmond has pockets of Japanese and Russians too (and others). Some people still refer to Clement as the 2nd Chinatown. Frankly there are too many Asians everywhere… (can I say that?)
To be fair, in general geographical terms Richmond and that whole northern region encompasses some of the more tony neighborhoods around so it should not be surprising if percentage appreciation rates are lower since their property values are much higher there.
I think that is a fair statement, that the Inner Sunset is “old money” or more established neighborhood with the others being the new and up and coming neighborhoods. All I know is, any house that is old is quickly remodeled to the 9s after purchase. Everyone is competing with their neighbors for bragging rights.

San Francisco is probably the only place in the world where closer to the ocean is less desirable. …That cold wind and fog is a deal breaker for many…Pacifica suffers the same fate…Some areas in upper Linda Mar actually have tolerable weather…Where do you all think the demarcation line is? …I suspect where your cars don’t rust from the sea air…
Agreed, if the weather were like So Cal shoot Ocean Beach would kick all our arses in Central and Inner Sunset. But, it is what it is. Up until this torrential rain season, it was looking like global warming was coming to the Sunset. It had been of course dry and fairly hot the last few years prior. I am in pretty much dead central Sunset and still my Honda is getting beat up by the salt air where before it lived a privileged life all snug and protected from the elements in the garage that even the Mrs. don’t get to use. I am so sorry, my lil trusty friend…
I was referring to the fact that @sfdragonboy commented how Chinatown’s weather was more desirable than Richmond or Sunset. There are single family houses in Nob Hill, just north of $2.5M.
