I am wondering if foot traffic will be low. Other then Costco, all the places that asians gather have non-existent crowds… and Asians are probably the largest group driving home buying right now

Icahn is shorting the commercial real estate market.

Personally, I would move out if it is on the market since strangers will be coming to my house and touch everything (either Private showing or Open House). I would still ask to host OH, if people are worried they might not come or they will come with the mask and their own protection. If you wish, you can leave some hand sanitizer for everyone. I was at an OH last weekend, there were couple of parties. My co-worker just won a bid in nicer area of Oakland after competing with 3 other buyers (happened just yesterday) so there are people out there still buying.

Crestview is indeed very cheap. Even though it’s next to the freeway and close to power line, but $700/ft is cheaper than I expected. Michael is also cheaper than I expected. I’d expect it sell for 1.1 to 1.2k a foot. It sold for $1047/ft.

We are heading into recession, but will price drop a lot? Not sure about that. Maybe 5-10% and that’s about it? People working at tech companies like Google and Apple won’t get hit at all. Maybe they have less stock money to pay for DP? Maybe they get more scared? What do you think?

Presently, no conferences, companies do not send team members overseas for business deals, contracts, sales…etc, restricted by executive health concern and country entry permits.

Companies like DOCUSIGN picks up very well as many contracts will happen through internet.

It all depends on how much Virus impact businesses and domino impact. We can not say Google and Apple won’t get hit at all, likely hit on their revenue, profit margin.

I suspect even if stocks come up next week or in future, it will eventually correct it to the fundamentals.

Lay off must start, domino must be there, real estate will get affected from Dec 2020 to Dec 2021 (guess) and then resume.

Reg RE, first prices won’t go up, second bidding comes down and by around Dec 2021 you can easily get any home without bidding (pure guess work).

Most of buys were highly profitable when I get some home without bidding. Bidding process is a killer of our profit.

I work for a one of the top xxx tech company in the bay. Earlier this year the annual layoff already seem more serious. And bonus are cut down already. Some of them are preparing for it.

Haha, you got me there. Just checking out the craftsmanship of the contractor I am planning to hire for my addition. But City hall is closed to finalize my drawings :unamused:

If the cities close down they should allow construction without permits. Think about it. There is no one to come red tag your job.

Why you were confident when AAPL was $327 (never had any fear), but you are thinking (or fearful) when it is $277?

In fact, percentage of loss, the risk of AAPL going down to $200 was high when it was $327 than going down at $277 (now)

If you do not mistake me, We do not have original (absolute) thinking, but have followers mind set, we just follow what others are doing !

We must get rid followers mindset and work on fundamental research (again basic common knowledge will help)

This is where fundamental analysis wins. See the case of DOCU. With people self quarantine, Work from home, Docusign will increase for contract signing, revenue must increase, profit must go up.

AMZN, with people not going to shop retail stores, Amazon likely get more orders and potential price hike improve their profits. More sign up for AWS than buying physical computers…etc. For example, $2 mask is selling at $20+, huge profits with more volume! More than 50000 masks sold with in 10 minutes time frame.

When AAPL closes all over world stores, sales are getting hit, potential revenue/profit impact. Fundamental reasoning/thinking may give us where to focus and what to buy.

History proved that whoever bought during 2008-2011 were winners as it was deep discount in value.

Huh, putting word in my mouth. I am just saying there are many sayings. How do we know which one is the correct ones to apply? Only experience and wisdom will help us make the right decision. Are you saying you are that WISE :flushed:

This is not a financial crisis. Is a medical crisis. Save your life FIRST and FOREMOST. No point making tons of money when you are DEAD.

You are mixing two things here 1) Life 2) Investment. Deal it separately.

This is investment side (not about life) assuming we are living further.

Here, I am not saying that I am wise (I do make mistakes by greediness), but original thinkers (other than follower mindset) may have better chance to grow by knowing discount value when stocks are at deep low price.

How do we know which one is the correct ones to apply? ==> This is million dollar question, not easy to know and no one solution fits all.

How do you know Austin real estate is better and buying there? You do not blindly buy, but have some value calculations. If you deep dive similar calculations, you will know where to focus and buy.
