Why would seller want to sell through open door? In SV, the practice is for sellers to do the inspection and post the disclosure reports online. Is that different in other parts of Bay Area? In Austin, I know for sure buyers need to do the inspection themselves… I own a few houses there. In SV, purchases are done with no contingency whereas in Austin, you buy with contingency and after inspection, re-negotiate the price to account for the repairs to be done.

Yeah, I don’t see a motivation for sellers in this market. They would pay 6-12% to sell below market value. The only advantage is speed, and there are enough cash buyers in the bay area. If you want speed, then take the highest case offer.
