I don’t think I’ve seen something this high listed in this Quito area. Does ADU really add this much value? I don’t think there is any city planning for additional traffic on the streets. Surface streets are already so congested, can’t image what it going to look like once all the units start to rent out and we go back to offices

Listings of houses with ADUs in RBA is still relatively rare and new, so not enough comps. But they do seem to add enough value that sellers are asking for top dollar.

Check out this listing in Sunnyvale for $4M. Also has an ADU, and is probably the most expensive list price ever for a SFH in Sunnyvale. Redfin algorithm values it at $4.26M, but will it sell for that much? Time will tell… but it is awfully large amount of money to pay for that area
