and on my previous post, the other home looked relatively old, but nothing couple hundred k can’t fix. The exterior looks almost new too. The other home is about 1k sqft larger, but is that enough to justify the diff?

Willow glen seem to have some large spread. Opportunity?

You are comparing apples and oranges here.

  1. Bird Ave, use your google traffic between 7:30 AM and 10 AM through Bird Ave. It is high traffic road throughout the day, evening or morning, noise pollution, gas pollution, not safe for kids or adults.

  2. Creek drive, name suggests what it is. It is next to Guadalupe flood area, special flood zone, water damage is possible.

There are other good streets, quiet streets with premium price in WG., but DryCreek is famous best location, in willow glen is near by dry creek (not flood zone, but very large lots, unique homes).

You need to drive by WG and go to OH to see homes. It took me one year to master that area. Now, I know street by street, still try to drive by the WG.

WG is opportunity by very near to Google complex.


These two are in same place - in fact they are just across each other, both on bird.

My bad, did not notice that, both are not desirable, the second one 3.23 has to reduce the price and will go low.

Yes, that is almost priced to sell, but the other one will suffer long time.

This is the best deal, did not go beyond a single open house, may be under negotiation.

I owned a home near by location. No noise from express way. This home is far away end of that street. But this home would have closed offers. If I guess, they may be under deep negotiation, multiple rounds etc.

For cash flow, best deal is here. I do not know why it is on market 95 days (may be TFT). The school is good and easy to rent by school.

But meridian is high traffic, noise road.

This home is not selling (similar location to the one you posted).

I know one of them is brand new, but if you take this and construct brand new to your taste, similar size, it’d come about the same price.
