You are comparing Apples and oranges. The 1157 Doralee way is single story year 2010 built with 4000+ sqft. Similar newer homes are listed at 3.5M+, but this one is 2.8M - a steal.

You buy 1191 Denise way at 1.5M (lower price!), to build 4000 sqft, you need appx 1.5M + two years carrying cost, which will take you 3.2M easily.
