There was someone here investing in Austin. Who was it and where in Austin? I’m thinking of flying out to Dallas area first and to Austin for lookiloos for 1031 exchange.
I like to look at Phoenix area too.

HQ2
wuqijun - 78759, 78758 and 78727 are matured estates of 30+ years but very large lot of 10,000+, if want new houses, need to go further away (about 15-20 mins away instead of 5-10 mins away) like 78613 (Cedar Park), 78660 (Pflugerville), the extremely popular 78717 (avery ranch and brushy creek) and round rock (where Dell is).
Rent2income ratio
actual rent2income,
Pflugerville rental, 31%
Avery Ranch rental, 25%
78759 rental, 13%
The nearer to job center, the lower the rent2income and cap rate.
For Rent<For Sale in Austin
78759
69 homes for rent vs 93 homes for sale
sfdragonboy’s 3/2, 35 homes for rent vs 64 homes for sale
78717
53 homes for rent vs 129 homes for sale
sfdragonboy’s 3/2, 53 homes for rent vs 95 homes for sale
Landlords rock. Sellers suck. Want to rent, pay up. Want to sell, lower your price.
Based on data, Austin is still the place for landlords. Buy cheap rent high
2018 Housing Predictions
78759 NW Austin - Low cap rate but good appreciation. Old SFHs on large lot (>10,000). Plan to re-develop in the future.
78717 Avery Ranch - Popular with hi-tech guys.
78660 Pflugerville, a suburb of Austin - High cap rate but low appreciation. New SFHs on smaller lot (<8,000).
Essentially, North of Austin. S/SW of Austin is good too… just want to stay focus.

@hanera said it all above. I looked at Dallas too but found Austin has better cap rate and I like industry for Austin better than Dallas.
