Criminals get better treatment than landlords and developers. We have become a country that penalizes the producers and rewards slackers.

I am trying to buy a house tenant occupied. Got accepted offer with one main contingency… deliver vacant. One roommate/tenant on sublease is refusing entry
for inspections. The sellers agent says that entry could be dangerous. This tenant is expressing criminal behavior. Hopefully he takes it out of someone besides me. The police will say it’s a civil matter unless of course he assaults some one. He obviously has terrorized the realtor. I am thinking of lowering my bid. This has definitely dropped the value of the property. Even if delivered vacant, he could come back and vandalize the place. Then it would be my problem .

I am dealing with a vandalism which has meant I get no rent for months while the house is being fixed.
Meanwhile all the sharks are circling asking me if they could take it off my hands.

Has he not been evicted because of the eviction moratorium?
IF SO,
assume another 3 month eviction moratorium to the existing moratorium for safety and drop price at a minimum of rent equivalent of those many months plus additional dollars for the costs of eviction and /or damages and also uncertainty of when and how the tenant will get evicted(last part is subjective and one can arrive at a $ figure based on past experiences)
Although this might mean you lose the house if it’s a hot market at your location
Eviction moratorium is supposed to end Tuesday. If not, vote to get rid of Newsom, recall is soon.
The tenant Matt is there for 3 years with an illegal sublease. Has done prison time for domestic assault. Is a little punk. Threatening to burn the front door down. My partner on this deal could beat the crap out of him. The other tenants tried to evict him 6 months ago. The judge dismissed… lame excuse. Only landlords can evict.
We will be given access to inspect. With two Sheriffs as an escort. Sellers get the right to evict during covid19. Has 60 days. This punk needs to be kicked out. Tenants rights should not allow for abuse and criminals to trample on others.

The best measure would be to know gdp per capita on ppp basis.

California GDP is virtual thats why hardly any German Chancellor visited it.
Lot of GDP is accounting too. So, if Intel earned 72 Billion in 2020, what does it mean ?
GDP per capita is a pretty good measure of qualify of life. Despite having a big GDP, China’s GDP per capita is still only 1/7 of America’s.
