All the people are equal. But bear market is discriminating against poor neighborhood, I can’t control the market.

Can we sue the market for discrimination? Why different neighborhood presents different percentage of price changes?

Yes but in a rising market they fair better. It’s too soon to tell whether we’re entering a bear market in real estate.

If we do get a stock crash and enter a bear market, housing market will experience some decline. I would wait to buy RE now, and not buy RE now then wait.

Stocks is pretty concerning right now. When it’s clear that stock has peaked and a long decline is in order, everyone will be alarmed and all the economic activity would slow. Panic home sale will be abundant, but short sale and foreclosure might be scarce this time.

I’d have to disagree with you on this one @Jil. Personally I am not a fan of TWTR (never used it and never will), but I decided to buy when everyone was trashing it because there is no reason to beat down a stock so much; the brand presence is still there. Do not underestimate the effect of the brand (and having our POTUS promoting it on a daily basis is not bad thing either). If you compare TWTR to FB then of course there’s no comparison, but I am much more bullish on TWTR than I am on SNAP.

I am not exactly a buy and hold investor like you since I do liquidate from time to time, but I don’t do short-term speculations either. Based on past performance my buy and sell timing worked out so far. Could have been better but not everything is perfect.

Remember… if @hanera had liquidated his AAPL holdings from time to time he wouldn’t be here bragging about it every now and then with great exuberance. You want to be a pro in stocks learn from him, not from people like @BAGB or @Elt1.

But not every stock is like AAPL. When did AAPL start paying dividends? I tend to hold my stocks longer if there is a periodic payout. I am working with a small base here not like you guys. Plus I prefer to pour my funds into RE when it reaches a certain point.

Better buy houses instead of buying stocks. Number of successful stock pickers are pretty small. Go with the law of statistics.

I’m pretty sure @hanera also started with a small base. The mistake most people make is that they liquidate their stock holdings to buy real estate. Which is wrong because stocks do appreciate faster than real estate. People should really collateralize their real estate holdings to buy stocks.

One guy on this forum did well with AAPL buy and hold. Everyone but one has done well with Real Estate. Go with odds. Who knows who will be the next AAPL

Exactly. There are so many rich homeowners who know nothing about finance. How many these kind of stock investors are there?

Also, don’t listen to @Elt1. His claim that only @hanera did well with buy and hold is bullshit. He forgot about me… :rofl:

I like the leveraging aspect of RE (I don’t do margins). Same with forex. If I want to speculate, forex gives me better returns than stocks.

I bought and held too. But had diversity … S&P index
Picking only 1 stock and holding 20 years and making a lot of money is a very rare thing

Not every stock is a winner like AAPL. I am pretty sure Twitter is a long term loser. Set the alarm clock 10 years from now.

Buying and holding every stock is saying you can never be wrong. Even Buffett got it wrong many times. For example he sold out his IBM and Intel. You hold onto winners. You get rid of losers. :sunglasses:

The problem is that you can’t differentiate the winner from the loser. Back in the 90s everyone was sure that MSFT is the winner and AAPL the loser. That’s why you can never get rid of the losers. BUY AND HOLD EVERY STOCK!!!

True. Many people claimed that aapl was dead and Mac was dead. So it’s super hard to be successful stock pick. Hanera is an exception, he might possess some rare human gene; or a one time spark hit his brain

Not really… he just got lucky there that’s all. You do need some luck sometimes.

However, you don’t need a 200x gain to become rich either. Has any real estate ever given you a 200x gain??? :wink:
