Nicely done. Do you keep those as cash flow or more of appreciation play? How does inflation come in play (I heard you can get 8 - 9% interest just for keeping money in the bank).

Cash flow is really bad in India when compared to interest when you deposit money in the bank. Fixed deposits earn you areound 7-8%, Purely appreciation. A new tech park coming in, A new industry being setup nearby, etc. Purchases I made last year in vacant lots and land have increased by 50%

@Elt1 India is going through what China went through last 10-20 years. Most in demand parts of the city demands 10 Million per acre. 20 years ago, I bet this was less than half million.

I love land speculation but have never done it. Need to try it somewhere. What’s the best place to buy a piece of land and see it appreciate?

The sheer density of people in India means that prices will keep going up short of a major calamity. The best price increases were between 2000 and 2010. Now the rate of hikes has slowed down a lot. Like @RealEstatebull I too own RE in India but i stayed away from Condos (Flats). I own a few lots of land in the South - all a few km from new transit, new airports, massive existing tech parks - so Ive just had to sit and watch it go multiple X in value - all thanks to my dad who had some foresight. I was a little late to the game here in the US with all the visa crap in my early years.

@druid good to see one more Indian in this forum. We dont own condos as well for long, we sell them once the development is done. Best returin is in land.

I am thinking I should build up on one of the lots - a 3/4 floor building and rent out units on Airbnb. I’ve seen people pay 30$ to 50$ a night in that area just because of the proximity to everything !

My Indian friends told me some squatters and goons will take away your land by building on it without permission ? Is that still the case? Do you have your own goons to beat them out? :slight_smile:

Depends on where you buy. I’ve only bought in govt approved communities which already have some development baked in - like water connections, electricity, etc. That ensures that its at least a A- or B+ neighborhood and dont have to deal with squatters. Of course I have family that keeps monitoring too.

We have certainly used them, when needed. This happens more into rural areas, in the city its getting better.

@RealEstatebull is in a different league. Being big time into RE i think he probably does have to deal with goons.

If cash flow is low…best to flip and keep enjoying appreciation profits…better IRR…better velocity of cash flow

India is at different development stage. I think land speculation is a good strategy. Things are moving too fast there.

Well, we had to out of necessity. Not by our choice. If I am really that big league, I wont squat here infront of a PC. I would go back and have my goons take over the city.

I was thinking of the same thing. You see the opportunities in India and your family is right in the middle of it, so why waste your time here (especially on this forum :slight_smile:)?

Exactly. Why not quit your job here and move back? You can still work as an engineer in India and speculate on land on weekends

We cant get 5X leverage like here, I do want to make the best of both worlds. Bay area is a unique RE oppurtunity unlike anywhere.

I do want my dad to lay back and relax now.
