Got this email from one of my property managers:

We wanted to take this opportunity to keep you informed of the ongoing changes due to COVID-19. As we are sure you are aware many of the small businesses and hospitality industry are closing and or working with limited staff and or limited hours.
Many of our residents do work in these fields and depend on these jobs to be able to pay rent. We are staying as informed as we can and as we receive updates from the state/government we will work on keeping you informed as well.
We are also following State, Local and Federal government restrictions that may prevent evictions during this time frame.
We anticipate that because of these closures we will have residents that will not be able to pay rent or all the rent in April or even May.
We understand that this is a hardship on not only for the residents but you as an owner. We will keep you informed as we receive these updates and if you have any questions or concerns please reach out to your local Property Manager.

Now, you see whether tenant or landlord, cash is the king !

If tenants have 6 to 12 months of savings, they will be able to maintain rent and seek for some job.

If landlord has sufficient cash reserve, they will be able to absorb the shock during the government forced non-eviction periods.

I told my property mger to put the house on hold. No rush renting it out. never know what’s gonna happen to the tenant you know

In the middle of 2 refinance process (got conditional approval and provided all docs) with BofA.
Haven’t heard any change yet from BofA but not sure what’s going to happen.
Anyone else in the middle of refinance?

I asked my Googain loan agent last night about appraisals. He said lenders will find appraisers to do the work so refi goes on. Some appraisers will stop working but there will be some who will continues so it’ll probably take longer to close.

I finished my cashout refi 2 weeks ago. Rate wasn’t great but I am glad I got it done at the right time.

I’m still working on cash refi right now. Things might be slower but should continue.

I took the balance out of my HELOC and will refinance primary when rates are favorable.

Are rates That bad? Are you guys talking about your primary?

If I can get my properties to just the 4% range, I would save a ton of money already!

We run a digital-marketing campaign for every listing to bring plenty of folks through your home online.

Video-Chat Tours of Any Listing, Including Homes Listed by Other Brokerages
Homes listed by other brokerages can be toured in person or virtually, via a video chat. On a video-chat tour, a Redfin agent broadcasts what we see on a walkthrough of the home, responding to your requests to pan left or zoom in. Schedule the tour as before, but follow the online prompts to ask for a video-chat tour.

Precautions for In-Person Tours
We’re still also hosting in-person tours of listings, but with precautions to protect your health:
