Palo Alto shack asking for 3M

I don’t like the location of this house. There is only one way to get out from, and that’s onto Page Mill right before the 280 ramp, without a traffic light. Imagine during rush hour (well at least in the past) you need to drive your kids to school and need to wait for gaps in traffic flow, especially on a left turn. And you need to do this every day every time you leave your house.

Good for WFH I guess.

It’s lower end LAH so it’s bound to have some minuses. I guess it’s like the choice of buying a low end Mercedes versus top-of-the-line Lexus?

BTW I only recently knew this part of LAH feeds into PA schools.

By definition, if you’re buying into LAH, you shouldn’t look at school ratings. :slight_smile:

One of the WhatsApp guys paid 30M for just under an acre of land. He bulldozed the house. I think someone on the forums mentioned some of the details before. Too bad this owner wasn’t adjacent otherwise they could have gotten more than the original ask. Idk, but it looks like they are within the right price range and could have been before the most recent price drop too.

It’s less than 10% above list. In this hot market that can be considered as kinda moderate, not crazy hot.

Asking price is irrelevant in this market anyway. My take is this 3.5-4.5M segment is hot not red-hot like 2.5M-3M range. Just like 1-1.5M range in Fremont is red-hot but 1.5-2M is hot.

Now that open houses are back. what’s better than starting the tour with this hulking $10M PA mansion?

This house is a bit odd. The listing states 1852 sq ft lot. From the photos, lot looks much larger than 1852. Or maybe because the house is so small, and with wide angle lens, the yard looks large.

Also, in the Redfin and Zillow satellite photos, this and neighboring houses are not built within the lot, but are offset and sit over 2 lots.

It is some kind of weird HOA or PUD. College Terrace was for college kids with rich parents. It is now exclusive with expensive houses. Larry Pages brother has a $6m house with a basement there

The first buyer paid 2.9 and held for 2 years before selling it to Aron Developers for 2.7- apparently he ran out of stamina for completing the subdivision .

Loos like this lot has been already devised into / lots and they would be happy to sell these two lots at 2.5 a piece

Didn’t know original seller was trying to subdivide the lot. Aron developer seems to subdivide the lot and get two story plan approved in less than one year. I heard from this forum that subdivision as almost impossible task. Did they do a good job or we are wrong?

I think they did a great Job approving these plans . It’s in a good location I walk by this for my evening walk to Robles park every day . Wilkie is all new houses on the one side

Yea we almost bought one of those. No one was buying that home for awhile last year and I thought they did a great job with picking that up too.

Another one probably lot value only but might goes up more than asking, it was quite busy at OH
