Location is not that great.

That’s the 16 new home development with two highrise apartment building on each sides and fire station on the other side. Street is busy with cars from apartment building. People might be picky at that price range.

That’s typical of new constructions in Palo Alto though.

Doesn’t look expensive for PA. What’s the catch?

Barron park neighborhood is hit it or miss it for some buyers. No pavement (like Los Altos feeling), and elementary schools are not as good as others. Other than that, probably condition of the house (mostly old) - and 3.5M and above, you can probably a decent remodeled one.

Oh, I definitely don’t like the no sidewalk feel. Some folks may like it tho. It’s the polar opposite of being walkable.

My neighborhood is like that. The thing is, there’s very little traffic, so everyone just ends up walking in the middle of the road. Makes it more walkable (and covid-era friendly :slight_smile: )

You can pay for private and then put them in M-A. Alternately apply to North Star.

Not sure those tracks are used much. Not Caltrain tracks. Never seen a train on them ever.

Is North PA that much more desirable than South PA? But Gunn HS is actually measurably better than Paly? Is it intangibles like the feel of the neighborhood and such that explains the sizable price difference?

Also at 4M+ why not just get a lower end LAH property? Lots up on the hills are much bigger than on the flats.

It has been sitting there for over a month. I guess if you made them an offer of 4.2 they may actually accept it. It’s more than twice as big as the 4.1M PA house with an over 1 acre lot.
