Don’t understand the buyer’s remorse. Say purchase price is $1M, 20% gain is $200k, spent $20k in fixing HVAC, air-con and plumbing issue is peanut. Do a cash-out re-fi then if have cashflow issue or just borrow from your dad.

Just checked my Zestimate for laughs. Says the place has doubled in value since I bought it in 2018 and gone up 5% in the last 30 days. But as we all know, particularly in rural areas, Zestimates zuck.

Tried my desert property just for laughs. Not even Zillow can find that! And, if anything, it appreciated more. I get 5 “want to sell” junk letters on it for every one I get about my primary.

Landlords also lose out since can’t pass increase in property tax and maintenance to tenants. Only the government gains.

One of the advantages to buying a home is that mortgage payments can be cheaper than renting — provided you have enough money saved up to afford a down payment and other costs of being of a homeowner.

Above ignore the opportunity of investing the downpayment which may yield higher return than the house appreciation. Anyhoo, I am not aware of places where rent is higher than mortgage payment. I am talking about SFH.
