That may be, but what about Union City or even still Fremont? Fremont is not done yet in my opinion. I think the renter profile in even the ok parts of Fremont would still be better than say in San Leandro or Hayward or say a condo buy.

There is a fairly new listing in Fremont in a decent neighborhood for 569k. Big time fixer though, but fully detached 3/2. Over 1k sq ft. Redfin wouldn’t disclosed address without me going through to the broker and I have done so this morning just to get more information. This is not as great as my private direct purchase of a slightly smaller 3/1 SFH near there for a song (under 475k) and it was turn-key (owner remodeled it fully for me). What I love about Fremont is the fairly large lots. I would have moved in if wifey said ok to commuting in to the fab 7x7. I quickly rented it out for low/mid 2ks to a high tech guy with a family and I haven’t heard from them but a handful of times in nearly 2 years. When I recently refi’d when Tracie told me rates are lower again, it was appraised at mid 600k. No stress, no questionable neighborhoods, no HOA. Done!!! We all love the high end stuff, but I can take this kind of slow but consistent appreciation all day long…

thats steep for newark, I know the buying agent, wonder what got to him to overbid.

I will give you the inside scoop on this. They are at 575k cash already per the agent. Probably worth 700 after rehab, if you add a new bath may be 725.

This area is the bottom of newark.

575k cash is a good deal if there is a possibility of adding one more bath. Near by places, the good (least move in) homes are listed at 685k/700k range. This one has 8000 lot which has additional space to use or expand it.

Good for flip house, esp at this crazy time, easy to make 50k-75k
