We are energy independent in sense that consumption decline. so we have surplus to export.
when you look at Input=Output Figure. US is the least productive country on earth. The amount of water, healthcare, food, energy and toilet papter we consume relative to production. it is just outsourcing that is hiding those inefficiencies.
U.S. Energy Information Administration - EIA - Independent Statistics and Analysis.
I showed this chart a few times before. US median age is slowly rising. Right now it’s at 38 years old. Older people spend less, so that’s a deflationary pressure.
China just published their census. They delayed the publication a few times to cook the books but finally did publish last week. Even their official wildly doctored numbers shows their aging trend is worse than previously acknowledged. So this chart’s Chinese number is outdated.
Boomers will pass down their loots to Gen-X and Millennials in the next decade or two. That money has been sitting in assets with zero velocity. As that gets passed down some of it will get spent. That’s inflationary.

What is the age group that form family and buy RE ![]()
I said it many times already. RE is an asset. It’s irrelevant in the discussion of inflation.
Why not use SPY index fund? That would show 10% inflation. Or Bitcoin? Hyperinflation then?
.
Asset inflation is not inflation?
Your inflation is CPI only ![]()
So if RE prices keep rising, one would have less money to spend on consumption. That is, RE asset inflation = deflationary CPI… Wow! Any1 put up a PhD thesis for this relationship yet?
RE prices have been rising. Do you now have less money to spend?
Did you forget you don’t buy a house every year? In fact, homeowners have more money to spend now because mortgage payment is lower after refinancing.
I guess we should start measuring inflation with bitcoin price. It shows massive deflation today! ![]()

7 blind men touching an elephant. Elephant is long and slender
No, elephant is like a wall ![]()
I bought some 12/3 gauge wire for a home project. 100 ft cost 185$! and that was the only gauge left on the shelves at 2 different HD.
My handyman remembers plywood being 35$ a sheet last year. He paid 105$ for a sheet yesterday.
Supply crunch/i.e. temporary?
Rents become expensive for those who do not own.
China like Japan are relatively homogenous society. so cannot be compared to multicultural countries like US and India. if India due to younger age has such good prospects than all Europe will be investing there. Europe has much more advanced satellite technology. they can look at minute details of a society (pollution, water, parks, exercise, how they drive, cooking and eat etc) and the surface area. Chinese are connecting Continents and we cannot make a new bay bridge.

Ultimately all the assets whether stationary or non stationary will be heavily taxed as this will be only thing left to tax.
At what age does consumption slow? 45-55 are peak earning years.
That means consumption shouldn’t slow until at least 60 or maybe 70. That’s a pretty small percent of the population that’s in the reducing consumption range.
paywall but the title should be enough context
This is the 70s again. Gen y and z will be buying with a frenzy even greater than the boomers fir the next 10 years. The EPA and planning departments are their nemesis. Let’s see if these young people are smart enough to know who their enemy is. Instead of blaming their parents… time to dismantle the nimby bureaucracy. I listened to TRPA in Tahoe yesterday talk about how proud they are for stopping development. It makes me ill. I wanted to ask how proud they were for their contributions to homelessness.
Inflation is everywhere
Good idea to buy boron? Or store money on your mattress, not under, ON TOP
People think in a very illogical way. In Bay Area, where homes are priced right and reflects demand and supply, the politicians call it a Bay Area Housing crisis. But, when everything else sells thrice the price, it is called Modern Monetary Theory. Go figure.
No inflation?
