So, Was Helsinki Really That Bad?

Santa Cruz is proposing the annual rent increase at CPI. I feel that Santa Cruz is very similar to Berkeley and may become even more similar in the years to come.

Which adjacent cities are very unlikely to have rent control? I would buy in adjacent cities instaead of Santa Cruz proper.

That’s not the biggest problem. I’m not even worried about it to be honest. I do have an issue with the just-cause-eviction. I want to be able to get rid of tenants who negatively impact the neighbors but their behavior is difficult to prove in court. In the past, I just gave them their 60 days.

JCE and vacancy control is seen necessary because otherwise landlords would just evict low paying renters and rent new for market rate.

My solution would be that if a landlord gives notice to a tenant, the next tenant should be charged the same rent (or + allowable increase). If a tenant leaves voluntarily, the landlord can charge market rate to the next tenant.

How to teach the California Democratic Party a lesson here? If voters protest this year by voting for John Cox and other republican candidates, will California Democratic Party correct this mistake?

Within the same county, there are only these 3 cities:

  • Scotts Valley
  • Capitola
  • Watsonville
    Everything else is just a “census designated area” aka “County”.

Already MF properties outside the City of Santa Cruz are selling at a premium. There is concern that it may spread beyond the city limits and some listings may have been motivated by that fear.

I think that it would spread first to other cities. To bring rent control to the entire county… I think it would be unlikely to pass. There are more renters in city limits to vote for RC. County, not so much.

Scotts Valley is very much pro business and pro development. Large number of owner occupants there. RC seems unlikely.

Watsonville, pro business and pro development, but there seems to be a higher % of renters in Watsonville, so possibly, RC could get traction there.

Of the 3 cities, I think Capitola with its high rents and large % of renters would be the most likely candidate for some form of RC.

Forget it. You cannot beat math.

Activists cannot beat the rules of supply and demand.
And landlords cannot out-vote their tenants.

Does Santa Cruz allow condo conversion? You can buy multi family apartments for cheap during the panic sale, then convert to condos.

I looked and there’s less than 10 multi family for sale. Seems that landlords are underestimating the impact of rent control, there’s no panic sale yet.

Condo conversion can be regulated by (rent control) law. I recall that in some jurisdictions, you need to have a minimum vacancy rate of existing apartments in order to allow a condo conversion.

I’m seeing 16 active listings for MF, but half of them are 2-4 units. There is anecdotal evidence that landlords are selling SFR rentals to owner occupants. A local MF specialist realtor is floating a number of 100 (previously renter occupied) houses that have been listed since February (when RC was installed as an emergency measure).

7 MF listings are pending, by the way.

Once I saw 3 new listings come on the market within one morning, all 3 overpriced by 40%, all 3 the same listing agent, all 3 the same owner, all 3 had been bought over 30 years ago.

One of them was listed for 2.8m, rents slightly but not ridiculously low, after 2 months they drop the price to 2.0m, and another what… 33 days later, it went pending:

At my office, we get the likes of you worrying too much all the time. When we present them the alternatives, and they take them, they are all smiles and praising us and praising any current affairs. Those who don’t listen after giving an opportunity, keep crying about their misfortune and we don’t laugh about them, we feel sorry they don’t take the help. We know they are fighting a war with themselves, against their own ignorance no matter how savvy they say they are about investments, they are not fighting against government, not against prop X or Y, but against themselves.
