Very close to the price for pull back… at most to $1400… from what I read, many investors are profit-taking here… is now a tussle between call buyers vs gamma squeezed shorts. Nowadays, the average holding period for investors is 6 months.

I would prefer not to use so much as a downpayment. But margin loan on the equities requires like a 40% maintenance margin for TSLA, and so if I don’t want to be margin called, I would have to also bake in the chance of a 50% temporary drop in share price. That means I would only be able to safely borrow a fraction of what I would need.

I am curious what do people do? Say based on salaries mortage brokers will give a you a 1.5 million mortgage. If you want a 2.5 million house, I assume you have to cover the 1 million in cash downpayment. Is there other options?

Can’t speak for others but I stopped using income-based loans since I don’t have much. I just have to pay higher interest with usually 30% down.

For my last one, my broker used this company Programs - AD Mortgage

Don’t forget that DTI computations includes property tax. Not sure if you are close to hitting DTI limits based on your salary on the max loan (say 1.5M). If yes, higher house prices will reduce the max loan limited by DTI (say they will loan 1.5M for 2.5M property, and only 1.3M for 3M property). Borrowing against securities may also impact DTI and you should check those.

I used 100% margin to fund the purchase of a Palo Alto house last year. Did not sell any Tsla shares. Selling Tsla to buy real estate is like selling your golden goose that can lay golden eggs and using that proceed to buy gold… :laughing:

I’m glad I did that. As you can see from Tsla’s performance vs. real estate’s performance since I bought that house. Better yet, I should’ve used that margin to buy more Tsla instead of buying a multi-million dollar home. But at least I didn’t sell any :slight_smile:

Let’s say I want to buy a 3 million dollar house and a 1.2 million mortgage.

On say 2.5 m in equities I can’t margin loan 1.8, it’s already more than 60% of the equity before any drawdowns.

In that case maybe you are trying to live above your means? :thinking:

Depends, does the 4m net worth include the 2.5 m house (in which case you have only 1.5 m) or do you have 4 m investable assets after buying the 2.5m house?

At the very least, I would say it is safer to have as much in your investment portfolio as you owe on mortgage - eg., if you are buying a $ 3 m home with 2 m mortgage, have 2 m in some combination of stocks/bonds/cash/crypto

I’m homeless. I live in a rental at $3400/mo. I rent the other ones out that’s cash flow positive. I can easily cover my rent with interest from QYLD and/or USDC (my small cash equivalent positions). :face_with_hand_over_mouth:

I have 2m in IRAs so that’s all staying in equities. I’m 40, that’s gonna be plenty of money in 19.5 years.

Of the rest, I would like to keep as much as possible invested in equities. Take as big of a loan as I can get that is reasonable. I think the math would say I would still need 1 m in cash even if I take a margin loan on rest of taxable account equities.

Use 1m for down payment, keep 1m in taxable account equities and 2m in IRA equities seems decent to me.

Yes, you have plenty of safety net, with 3M investable assets after buying the house. Go for it!

Yup. Good safety net. Only issue will be finding a decent 4 bedroom shack in peninsula for 3M.
