Yes, they’ve done well. Stayed there for 2 years living in luxury and then turned around and sold it and pocketed $300k tax free!!!
Don’t forget the commissions and staging probably around 150 -180k and that does not include mortgage payments
No doubt there are expenses associated that profit but still, ain’t too shabby…
Half of the Top 10 Overbids are where again, people??? And all are what, averaging about 2 weeks to sell??? Nothing (SFH) sells for under 1M anymore, nothing!!!
Again overbids don’t mean a thing…probably at least half of these were listed by Jason
I ran my proprietary algorithm against San Francisco % home value appreciation for the past 3 years, based on zip. Here’s the stats… Sunset and Parkside are definitely up there…

Ok, The Machine is at it again, granted smaller paycheck…(this time)

Uh oh, The Machine heard me… no more low 995K low pricing strategy!!!
There could be more, but I believe The Machine has at least 3 active listings going on right now… God, I should be burning some incense to honor The Machine!!!
I was like, that was one cheap condo! But was sold 2.5 years ago!!!
Slightly more updated homes deserve better asking price.
Again, is this the trend now in the Sunset and Richmond soon, to sell off each unit of a duplex??? Perhaps it is a good strategy to pick up a duplex if you can for say mid 1M and then sell each off, no?
Well, you all like to pooh-pooh the Sunset as overrated and cold/foggy but regardless of the reason(s) the fact remains that at least for this owner (RIP) he/she lived there (or tech owed it) for SEVENTY ONE years!!! Yeah, the Sunset is so horrible…
(Not bad for original paint…
)
Just like clockwork, The Machine gets paid once again…
Is this due for condo conversion??? Would seem prime for that with each unit being fairly good sized…
This sold kind of low too
The realtor Anna called me to tell me what happened on this one. 6 offers if I remember her saying, and keep in mind this was a trust sale. It was decent but one will probably need to redo the bathroom one day. The downstairs makeshift bar and bathroom I thought was suspect (not legal) but she said house has 1423 sq ft so not sure what to make of it. I suppose yeah I have seen worse sell for more…
Here’s another one of these Sunset condos somehow. Are we looking at the inlaw unit that is being condo’d off? Strange…
So expensive…
I am just curious as to how are these owners able to convert or treat these legal/illegal units or inlaws as condos. I thought, in general, you can’t just convert buildings to condos without winning some lotto correct? Or, is that under the old rules?
