My friend Sabrina sent me a postcard on this one. Pretty decent pricing for a townhouse (granted quite large) no??? I always wondered what these typically go for or can go for…

I remembered when these town homes where first built. They were selling for $900k a piece back in 2004 or around there. Don’t get fooled by the square footage! The whole residence feels very narrow and space limited. Because the developer decided to cramp as many town homes as he can into the lot, and compensated by building up (homes have 3 stories rather than 2). Walking up to the 3rd floor feels like a maze and makes one incredibly dizzy…

3 stories is SOP these days. …Makes for cramped unlivable spaces…figure 100-200 lost sf per floor for useless space (stairs and hallways)…space you pay interest and taxes on and have no utility

Ok, the sis inlaw’s family home finally closed…OMG, no wonder people like cash offers. Not bad, 265K over asking for a light remodel. (RIP, Mrs. G)

No, not really. The reason why it did not go higher is simply because the remodel was light. Keep in mind that at 1.37M we are talking still the original bathroom with the tunnel wall shower and the kitchen was still mostly intact (can’t even accommodate today’s regular sized refrigerator). Honestly, not my sis-inlaw but some of her siblings were stupid and downright greedy. One would think that if you remodeled this just a bit more, one could have easily gotten over 1.5M. It has the same center patio that people go gaga for and the unique thing about this one (vs others we have seen) is that there is a open air pathway on the side of the house (gated) that can lead to the separate large inlaw below. No common or garage side doors to use.

Didn’t I say that you should make an offer for it at 1.3M? If you did then it would’ve been a 70k savings for you!

Even though I offered 1.1M at pre-remodel and I was turned down, it is best that I have no attachment to this home. The feng shui is just not good. The infighting and lawyering up after the parent died was pathetic and should be a lesson to you folks with any kiddies. Make sure you spell out in writing how you want your kids to behave/act (with each other most importantly and with your earthly possessions) once you are gone. There are no guarantees of course that your kids will listen and act according to your wishes but at least make them feel guilty if they really go off on the deep end. In this case, you have essentially a broken up family now over what a SFH home? It is not a lot of money when you divi it up. I am sure the parent would have been really happy to learn that they raised some real brats.

I think 1.1M was too low though. I think 1.3M was definitely achievable…

Doesn’t matter, the siblings were so damn greedy and stupid they would have balked at that too (thinking if I wanted to pay that, it must be worth millions right??? right??) Stupid people…

Absolute scum of the earth, especially one sibling… of course, it would be the one who lives in our fav tony town in the peninsula and is not one bit hurting for money. Why is it always the rich ones who are the lamest? (Yes, they don’t get rich by spending away their money or being nice…)

Still think the Lawton way undersold, compare to this one with pro pictures and still much orginal stuff and worse zip code and outer sunset but same price

You may be right. Well, that’s what you get for not using THE MACHINE!!! I will say this, this one you posted is on a nice and level street. My sis inlaws’ is on a sloping street and across from the school so some people may be concerned about bratty kids, noise and double parked cars everyday. Also, the yard is nothing to write home about. See, that unlucky address number (244) had something to do with it and the family troubles.
