The only thing I can think of is that buyers/flippers are loving the center patio ones and the exterior of this one is that Rousseau style that is premium. I love how large the garage isā¦hint hint for a 2 bedroom inlaw potentially.

Nice! They def command a premium price since just not many around and they are quite nice looking. My neighborās Rousseau sold for over 1.5M last year I think. He was a realtor and moved back to Marin.

Yeah, which kinda proves the point that if you are determined and look long and hard enough a deal (relatively speaking) will present itself. I agree, that one and others I would have died for if I were hunting for my first one everā¦
So, my coworker came by and we chatted about his buy in Merced or Ingleside Heights. He actually did do the strategy of finding a place with a tenant (way less competition and got a killer price) and ended up buying the tenant out and still came out reasonably ahead. The houses in the area have already gone up a lot. The tenant was paying fairly close to market rent anyway, so it worked out for him.
Thatās good strategy!!! Better than buying a fixed up one which will cost $$$.
Yes, def a lil bit more work and may requiring some lawyering up but again after taking into consideration the costs of legal and buyout he came out in good shape and of course he got the property. Probably makes sense to avoid say a protected kind of tenant. Wouldnāt want to see your mug plastered all over the news as that bad, bad ownerā¦

See, Rousseau style home in pretty much dead center Central Sunset. Goes for 1.7M, Just a mere 500 thousand over asking!!! Donāt knock Central Sunset!!!
