I give it extra $50k for an additional parking stall. And thereās just one extra. Others donāt count because they are tandem.

You have a point. One house a block away from mine had an extra wide garage door. Not a 2-car one but just āextra wideā. It managed to sell maybe $150k above other comps. Parking does sell in SF!!!
Tell me about itā¦a 3 unit flats building near our Chinatown building lingered on the market for that very reason. Many interested parties willing to double down on Chinatown and spend easily over 2M for a semi fixer condition building, only to turn away due to NO PARKING⦠Still eventually sold, but not at a premium. With the advent of self-driving autos and Uber, for sure parking is not as a must have as before but I suspect rich folks still like the option of having their own sweet ride to use at their beck and callā¦
So you are one of those early Chinese immigrants whose family own properties in Chinatown. Did your folks get their start by setting up a mom and pop shop there? I remember there was a time when they restricted all Chinese people to live in Chinatown only⦠maybe that was before your folks though.
