Wow, so no growth at all in 10 years? I am still surprised it lasted so long. Didn’t some of those palm trees on Market in the Castro-Church corridor die (or some of them did)? and that is a warmer area…

Ok, fine, so that’s how they got it in there then. Seems too much trouble, but yet it did help I guess in getting a nice price. Maybe the tenant or owner in that time also got a decent tan and improved his/her surfing skills too…:grin:

Not scoring high in the curb appeal category but look at all that parking!!! You cats in the burbs def have that one thing over me in the Fab 7x7. I would kill for an extra few spaces for car projects. This probate one seems to have gotten a contingent decent price…

Well, by the pricing history is it a foregone conclusion that this probate offering is about to go for that price? Or not? Yes, I would sacrifice curb appeal for PARKING, gobs and gobs of parking!!!

No curb appeal lipstick on a pig big time fixer only selling point is the square footage… and some poor soul fell for that.

I give it extra $50k for an additional parking stall. And there’s just one extra. Others don’t count because they are tandem.

I can also park 3 cars on my driveway but I can’t claim that my house has 4 parking stalls…

You have a point. One house a block away from mine had an extra wide garage door. Not a 2-car one but just ā€œextra wideā€. It managed to sell maybe $150k above other comps. Parking does sell in SF!!!

Tell me about it…a 3 unit flats building near our Chinatown building lingered on the market for that very reason. Many interested parties willing to double down on Chinatown and spend easily over 2M for a semi fixer condition building, only to turn away due to NO PARKING… Still eventually sold, but not at a premium. With the advent of self-driving autos and Uber, for sure parking is not as a must have as before but I suspect rich folks still like the option of having their own sweet ride to use at their beck and call…

So you are one of those early Chinese immigrants whose family own properties in Chinatown. Did your folks get their start by setting up a mom and pop shop there? I remember there was a time when they restricted all Chinese people to live in Chinatown only… maybe that was before your folks though.
