You know, Malaysia has sooooo much going for it yet it seems there is always some setback. To me, kind of like Oakland. A lot of potential but the classic one step forward, two steps back. I figure as a retiree, should be ok there esp if I am only going to be there half the year.

One issue about Malaysia is that in there is so much building going on yet the locals can’t really afford to buy those places. A def property overhang problem in many areas. So, at least previously, foreigners (a lot of Chinese from mainland or HK) would buy up these high rise condos but they don’t live there full-time. Maybe, hiding dirty money. Here are pics of the condo that I stayed at in Penang for a month while I took care of my visa papers. Via Airbnb. I could have probably found something cheaper but I wanted a pool and a gym. About $40/nigh!!! $1,500 for the month all said and done. The highrise complex had security but I didn’t get a sense of regular folk living there daily. I sensed a lot of vacationeers coming in for a long weekend staycation or short rentals.

I believe I am good to go and can buy property and hold that under my name. There are min purchase price thresholds that foreigners have to abide by though. And yes, can be freehold and not that 99 years sheet…

Geez, what is that going to settle up at? Maybe $30K or more??? I am partial to the last year but dang only 28K miles is ridiculously low…

I guess this is what happens when you have above average schools, decent sized lot, generally low inventory and antsy buyers wanting to lock in before rates go up.

I am assuming a to studs remodel is planned for/necessary here, but imagine you put in a 4plex under the new rules. Could be sweet…

Amazing what an addition of a family room and master suite will add to your selling price (granted this one is a corner home)! These original floor planned 3/1 925 sq ft starter Fremont homes were at best maybe 900K a year or two ago.

How about addition of an (attached) ADU? How much value will that add vs a main home addition?

Not sure, as it really depends on the user/buyer. I mean, say in SF, an attached ADU will push the entire “two” residences into rent control land which may not be something an owner wants but another owner might like the additional rental income potential or extended family use (elderly mom in separate unit but close by). Another consideration may be how much of your yard space you are losing with the addition. In this case, I believe the addition def came out positive, meaning the cost of the addition garnered a much higher selling price in the end.

You can add the ADU in the front with side entrance and thus not letting go any back yard . Once of my friends did that in MV

I think that’s a good idea. Building an ADU in the back yard takes away valuable private space, and makes the yard also smaller.
On the other hand, inmost homes front yard is less private and hence less used. If an ADU can be attached in the front with a side entrance, it may be best if both worlds - you get to keep full back yard and no guest/tenant in the back. They can come and go from the front

In theory yes but I have a feeling if you put an ADU in the front yard or area of a home it will more than likely negatively impact the look and curb appeal of the main house and that could ultimately cost you in the pocket book when selling. The dessert (Accessory Unit) should not overtake the main entree (main house) IMO…

yep - someone just did this in the neighborhood over from us and everyone is pissed because it looks so shitty…

Yes, you are quite right. The trick then is to merge the external look of the ADU and main house in such a way that it looks like one big house rather than 2 separate residences.

In other words, make the ADU look like a home expansion, which in the end is what it really is.
