This is Why We Have Been Loving Fremont So Long

Don’t get me wrong, nobody loves ADUs more than me (I’ve benefited greatly from them) but in fairness to neighbors best sight unseen, or as unseen as possible.

True, this is where a talented designer/architect can really add value

If you do ADU on the side yard then you get a relaxed side setback . So for Sunnyvale for example rather than 8’ you only need to leave 4’ . The idea is to make only 400 Sq feet ADU. Even though get approvel for 800 Sq feet FAR exception and thus enabling you to build on top of the AdU but then since the ADU is connected to the house you can reclaim and rent out only 400-500 Sq feet of the house . The rent maximizes at 400-500 Sq feet for let’s 2500-3000 therefore there is no use renting the entire 800 Sq feet .

The ADU can just look as the part of the house and giving it much more wider width

I was visiting my Fremont home today to check on it and pick up my rent and while driving through I could see myself moving there as my possible next phase.

I guess this is called a 'Contractor’s delight? Photos show that lot of work for the contractor. To make profit he/she will have to add square footage.

Woke up early. Had espresso. Went for an hour’s walk in Central Park around Lake Elizabeth in Fremont. Came back home. Had breakfast and was on desk by 9:00 am.

I guess life can get better? :slight_smile:
