Update On Housing Market

Are the ski resorts open or not? We go to Tahoe every spring break and had to cancel this year.

Ski resorts are closed worldwide. Except 3 in Sweden and Norway, and there is a small resort open near LA. There are rumors Mammoth might open too. But it is 3 hours from Tahoe

Bay Area could see a sharper correction due to less availability of jumbo mortgages. Most parts of the country doesn’t need jumbo mortgages.

@manch take note. Sell your 7x7.

Yes even Wells Fargo suspending their super jumbo and a lot of stated income loans are capping at 765k loan max. East bay, and beyond all the way up to sac is HOT.

Dear Housing Provider,

Your letters made the difference.

Thanks to you, more than 56,000 messages flooded the inboxes of state lawmakers with requests that they reject AB 828, the bill that would allow the California courts to cut rents by 25%.

This swift and strong response of opposition from rental housing providers, vendors that serve the industry, and attorneys who practice landlord-tenant law had an impact.

Some lawmakers, including Sen. Pat Bates, R-Laguna Niguel, have publicly opposed the bill. The Southern California News Group also has editorialized against the measure.

“Assembly Bill 828 purports to protect tenants during an emergency, but poses a grave threat to property owners and established contracts – and could obliterate California’s already tight rental market even after the crisis passes,” says the editorial, which appears in the Orange County Register and includes an excerpt from CAA’s opposition letter. Specifically, AB 828 would do the following:

  • Allow the courts to force landlords to reduce rents by 25% — even if a tenant does not show a COVID-19 hardship or need.
  • Allow the courts to set rents and change rental agreements already in place.
  • Protect nuisance tenants. The bill does not require tenants to answer an unlawful detainer complaint.
  • Mandate that rental property owners demonstrate an economic hardship to collect the contracted rent.

AB 828 by Assemblyman Phil Ting has not yet been assigned to a committee for a hearing. CAA’s leadership recognizes that everyone is struggling in our current environment, but AB 828 goes too far. Unfortunately, what has been left out of this and other proposals are dollars devoted specifically for rental assistance, as well as mortgage and property tax forbearance.

Please stay tuned for our next action alert when or if this bill is set for a hearing. Tenant groups are already mobilizing on this bill, so we’ll need to keep telling lawmakers that this bill goes too far and is the wrong solution to helping families financially recover from the effects of COVID-19.

You people in California love to vote for them. I never understood voting for people who want to take away your property. It’s not like they try to hide their intentions. They are very open about it.

We can’t help it. Doesn’t matter if we are educated, rich, homeowner or renter .

Must be our liberal guilt.

Why are people so guilty about being successful? I know plenty of people who did better than me in college but make much less. Some dropped out due to boredom. My roommate freshman year could type in two keyboard at the same time. I thought it was BS until I saw him do it. He was literally parallel processing and coherently typing separate stuff on each keyboard. Others graduated but stayed in a place without much economic opportunity. I view that as they made their own choices based on their own life goals. Why should I have to pay more money because I made different choices?

My best friend from HS always had higher grades and test scores. He decided to be a HS teacher. He believes people like me should pay way more in taxes In the name of fairness. I don’t demand part of his summer off in the name of fairness. I don’t demand part of his teacher pension, since I don’t get a pension. We both made our decisions. That’s the great thing about America. Each person can make their own choices. Neither one of us should then go demand more of something from the other one in the name of fairness.

Guilt should be felt for doing bad things to others. Those who vote raiders of the private property should feel guilt for causing this to those who are free of any hip ideas like liberal guilt. I wish had same collection of chocolate ice cream that speaker has.

Forget RE. Rich people are buying boats. Gas is cheap.
My boat broker buddy brought his clients brand new $81k diesel Dodge Ram 3500 truck to Tahoe to pick up this 2011 used 310 Formula twin engine express cruiser, $120k.
$200k worth of toys all cash. Boats are real popular right now. And Tahoe’s marinas are still closed.

$200k new

I would get a boat but I need to learn how to swim first…

Boats this big are safe for non swimmers. It is like riding around in your family room. The depreciation will drown you though. A boat is a hole in the water that you throw buckets of money into. The fuel alone costs $200/hr.

It’s sad not being able to jump in the nice cool water in a hot day…

And I have a bit of fear of water… almost drowned as kid so kinda emotionally scarred…
I know I’m being a pansy…

I think flotation wear can be a good substitute to expensive boats.

I have rented boats in Tahoe, and at other lakes in Bay Area and elsewhere. Much cheaper, no headache.

However, if someone does it every weekend, maybe the math for buying a boat works out.
