  • Demand is surging because mortgage rates are about a full percentage point lower than they were a year ago, and the largest generation, millennials, are aging into their homebuying years.
  • That demand pushed the supply of homes for sale down 8.5% annually to the lowest level since the Realtors began tracking inventory in 1982.
  • The huge imbalance between supply and demand caused the median home price in December to jump 7.8%

Do rent go up since many can’t afford to buy? Somehow I don’t see much upward movement.

I like this graphics better. It agrees with my conclusion that high density housing will kill American Urban centers.

A friend of mine submitted an offer on this one. They received 54 offers in total, and went pending at 2M. Agent listed nicely under market.

My neighbor buys fixes and flips cheap motels. He says buyers are over paying with stupid money right now. RE is back. No inventory and lots of buyers. Time to turn this forum back into a RE forum.

Not enough stupid money to buy, now exploring with lenders to see whether I can cash-out re-fi :grimacing:

You can always borrow but at what cost.

I been doing stated income loans. It’s dam painful but if the numbers work for me I just keep doing them.
