Exactly my point. Why would trade war stop chinese buyers then?
It doesnât. RBA price is pushing the limit of affordability for even the dual income tech couple. 2.5M for a Sunnyvale shack is pretty darn expensive even if your combined income is 400k.
Sadly, my anti rent control ambition is temporarily reduced to No Prop 10 for now. This stupid Weinstein set me back to anti strict tent control for the foreseeable future.
Chinese buyers were not active for a couple of years already, It was a folklore anyway.
Bay Area hss the worlds second highest income. It does not need foreign money to applicate
Definitely not.
Iâm thinking that if Prop 10 does pass - wouldnât that push RE investors to not âhoardâ rentals? Which would help with inventory mainly for folks as their primary home? I guess the other side of the coin is that developers will be less inclined to build multi-family unitsâŚ
If rent control extends to SFH and condos many investors will sell. More inventory and housing price will soften.
then i will buy. maybe.
Prop 10 is minor compared to the communists taking over the Democratic party. Watch out for this unbalanced woman. The Nancy Pelosi for the 21 century.
I thought it was because they didnât like the exchange rate. Theyâd prefer to wait. Not that they canât afford it, but why throw money away if you think itâll adjust soon?
Exchange rate is where it was a year ago though.
Things did start to slow down a year ago. Maybe that was why. 3 offers instead of 10.
January was crazy. September through march was still crazy. Dont believe you.
Apparently January was crazy. Sounds like itâs dried up.
Packages is a misleading indicator. One apartment complex can have 50+ packages delivered in a day. That significantly changes the math. They should measure the number of delivery addresses not packages.
Iâm sure big players like UPS have software to auto calc the route and know how long it takes to complete it. That way all the deliveries are balanced correctly across the trucks. The smaller players might not have that sophistication, so theyâd struggle to balance routes correctly. That could be a good business opportunity for someone. You design software that takes:
- number of deliveries
- delivery addresses
- number of trucks
- size of packages
- truck capacity
Then you calculate how to optimally balance the packages between trucks and design their routes.
Iâm sure the Amazon team of Software Developers already have that road map if not internal beta.
