Hasn’t been looking at DalyCity for a while and I am surprised that houses are still selling Apr 2018 price or even higher while South bay seems like 10% discount from April 2018 prices. What do you see others who might be more active than me in Daly City?

You are right. Although the market slowed a bit, the price did hold and did not drop through the end of 2018. In more than a few cases, the sellers decided to simply withdraw the listings instead of lowering the price…
I think partly it is because the rental market is still strong here in Daly City and the choice of keeping and renting it out is more viable than South Bay.

I don’t know what you guys are talking about. Even though I wish prices in Daly City haven’t dropped, they did. Examples:

If you ask me the interior of the above two properties are quite similar. The first one has an additional half bath but that shouldn’t warrant $131K higher in prices.

Besides, half bath in the first one seems to be added without permit.
This could be even more hassle than the second one.
One of my friend remodeled the interior (adding AC, recessed lights, new kitchen cabinet and counter top etc) without any structural change, yet someone reported it to city and they are dealing with penalty and hassle to get the permit.
Bathroom without permit doesn’t sound like a good choice to me.

In any cases, I am very impressed by how objective @harriet is.
I am constantly trying to find the good sign on the market to reassure myself after seeing my assets shrinks quite a bit in the past a few months. I guess I should stop it and face the reality. :slight_smile:

Maybe difference would be true 2 story vs those with split level? I am not sure. I definitely see there are a few houses that people picked up with good prices in late 2018.

Come on, our very own @dioworld did fairly well with his DC sale recently.

Cash is Queen. Unless you hold all cash, should experience shrinkages.
