Prop 10 is bad news for residential REITs

Is it already priced in? I thought Prop 10 is not known to most people, including most individual investors

If you think @elt1 was exaggerating, consider that one of the primary authors of the proposed rent control for Santa Cruz has a plan to end private property ownership by year 2050.

Los Gatos has rent control but no just cause eviction. With 63% owner occupied, its rent control was not radicalized yet, you can increas 5% or 70% CPI.

There were 13,050 housing units at an average density of 1,169.4 per square mile (451.5/km²), of which 7,778 (63.0%) were owner-occupied, and 4,577 (37.0%) were occupied by renters. The homeowner vacancy rate was 1.0%; the rental vacancy rate was 4.5%. 19,901 people (67.7% of the population) lived in owner-occupied housing units and 9,162 people (31.1%) lived in rental housing units.

The racial makeup of Los Gatos was 24,060 (81.8%) White, 269 (0.9%) African American, 86 (0.3%) Native American, 3,203 (10.9%) Asian, 52 (0.2%) Pacific Islander, 462 (1.6%) from other races, and 1,281 (4.4%) from two or more races. Hispanic or Latino of any race were 2,120 persons (7.2%).

Except Sacramento, they’re all high-cost coastal cities.

So many Southern California rent control ballots. Prop 10 was also originated by Weinstein in Los Angeles. Too bad we can not split from LA region.

Marx and Lenin were Jewish, but their policy harmed Jews. Bernie is Jewish, but his followers hate Jews.

Is the left or right worse to Jews? Maybe moderates are good for Jews, both end of extremists are bad to Jews.

Democratic Party is anti Israel, but most Jewish people back the Democratic Party. It’s confusing.

Some rent control extremists including Weinstein are also Jewish but very few Jewish tenants. Seems that Jewish people are going after ideals when they have no worries about making a living.

The Jewish American population have turned pro-Palestinian for some strange reason. Anyone cared to explain to me the psychology behind this shift?
