How the Coronavirus will affect Bay Area Housing Market

This house is significantly more expensive on price per foot. Almost double the two previous houses:

https://www.redfin.com/CA/San-Francisco/78-Longview-Ct-94131/home/681000

The first two houses went pending after California’s SIP order, and sold for $800 per foot. The last house went pending before SIPO and sold for double. I know we can’t exactly compare houses like that but the discrepancies is HUGE.

You usually pay more per sf for a smaller house. There’s more competition at lower end (at least for SF standards) for 1-1.5m “starter” homes. People paying 2-2.5m is a different league. But I’m sure SIP is deflationary for prices as well…

Smaller houses tend to have higher $/sqft. Not surprising.

Whoever purchased Longview must be kicking themselves. Surrounded by radiation and virus infested Laguna Honda. Double whammy.

I know smaller houses sell for more per foot. But double? Are you kidding me? 1.6M is not that much cheaper than 2M.

Makes sense.

Only in the Bay is 400k not that much difference.

One million immigrant per year with no specific qualification and advantage to USA has been an eyesore for long time. Just being someones cousin is not a good reason for issuing green card. What Trump is doing is normalizing suspension of immigration altogether. There is a strong case for doing away with family immigration now that you can talk, ZOOM, and fly to your family member anywhere in the world in 12 hours.

Only 25% more. People just need to sell a little bit of their TSLA shares.

You are throwing up something unrelated to my main point (this kind of response is called a deflection). Hypothesis: Trump acts like a 2 year old as he makes snap decisions and retreats to comfort behavior when in uncomfortable environments. He does zero planning and does not think through consequences. E.g. Passing an immigration order that will have major impact on people’s lives and the economy with no consultation from his team or letting them know so they can plan it out and have a proper rollout so that people can understand what it means.

I guess conservatives are not really “conservative”. They don’t mind flying by the seat of their pants into the unknown (and even into a ditch) as long as the person has a R next to their name.

Nothing you said was specifically an object of my reply. I just appended my comment to yours, That’s it. I have no disagreement with anything you said. It was just a forward-looking comment, trying to make out what and how the administration is thinking.

Wonder whether is the same place that late SJ was once looking at. Could be not suitable for commercial development, and not break off because of Covid-19.

That area is pretty hilly, windy and thick foggy thhat sometime you can’t see darn thing.
I would choose other places, Sunset as an example.

I think hilly areas will make a mini comeback. Some folks may prefer a bit more social distance from their neighbors.

Do not know if SJ was looking at that place (for apple inc or for personal ?). But, I do not think that was a good place for Industrial or Commerical development.

Fannie Mae, Freddie Mac will begin buying some mortgages that are in forbearance

Citing the need to keep the mortgage market “working for current and future homeowners during these challenging times,” Fannie Mae and Freddie Mac will soon begin buying certain mortgages that are in forbearance.

Doing my part to support the economy
