Looks like it is holding pretty steady in inventory. Big spike from beginning of the year, but now it’s been flat which is a good sign.

Inventory stays at 25-28, fairly stable, no signs of panic selling.

Considering the high-speed road next to come, It may be. These locations are changed last 4 or 5 years and competitive bidding is common.

I am noticing that even Fremont inventory is going down especially in the last week. May be people really have been waiting for Prop 10 vote.

@hanera: Would you say this area (feeding to Homestead high) is a fairly robust area against economic fluctuations? We weren’t really looking as far south as Homestead, but we liked few homes we went last time. E.g.

This area has good schools and easy access to AAPL, FB, GOOG and networking/ semi companies to the east.

This one is seasonal, Oct - Dec, they would have pulled out of listing as they do not want to mess up with their holiday schedules.

Homes are going sale pending. I have been following Fremont closely.

That’s an excellent area. Good schools and convenient commute to Mountain View, Sunnyvale. It’s against peak traffic to downtown San Jose.

This town home sold for 200K over listing and 100K over Redfin estimate.

I know this area very well. These town homes are like SFHs and walk able distance to all three top schools in Monta Vista area. No need of car transport to drop/pick up kids as this is walk able distance. Multiple offers are common even at worst real estate conditions as buyers stay normally 12-16 years once bought. Highway in few mins for work purpose, but towards traffic to google and facebook etc.
