You don’t have to live in the same house forever.
For Bay Area, idea is not good.
The best is to buy a home with 10k or more lot, buy newly built (after year 2000) homes, preferably single story home and live forever as primary home.
Or
Buy very old 10k+ lot in good location, rebuild it with single story home and live forever as primary home. This is what I am doing. Had I done this right on my first primary home, I could have saved 1M easily (10 years before) and $1000/month on property tax.
This way, you save on ever increasing property tax, enjoy good location…etc.
Even though I was told the exact details, by my realtor, I missed such opportunity, in Cupertino just 100k difference, that resulted me buying multiple homes and not settled yet. I regret not listening to my realtor even though this has helped me financially now.
How about this one in North LA? I didn’t know North LA > South LA. Both are out of my price range…
Will sell for much more.
North los altos.
0.29acre lot (albeit, corner).
house is in great condition.
I’d be surprised if it does not go over 3.5.
Agreed. Will probably go for around 3.5. North LA (94022) is the better part of LA since it is closer to downtown, PA, goes to LAHS and does not have neighbouring houses in Sunnyvale or MV.
this is a comp. similar size.
you don’t like MV, do you?
How about this one?
MV is fine, but would you rather be neighbouring PA or MV?
Assuming it goes for around 3.5, it’d still be a much better buy than that Sunnyvale house.
of course.
Buy this:
Not sure why its not selling. Maybe greedy selling looking for close to 4M. If you can get this for low 3, it’s a great deal. The houses on this street have been selling between 3.5 - 4M.
still don’t understand sunnyvale for 3M or even > 2.5
I am fairly bullish on Sunnyvale. See the map on this article. https://www.sfchronicle.com/business/article/The-scramble-for-Sunnyvale-Tech-companies-in-12908684.php
Barring Netflix all other companies from FAANG have offices there. Which other bay area city can boast that.
Disclaimer: I am novice in real estate.
Which bay area city? The answer is probably any? San jose? EPA? Redwood?
First, the posted home is Los Altos border, that is desirable than east of 85 hwy. Los Altos is always higher range above 2.5M level.
Looks like far from the city, towards the hills. The home is dated and the yard is sloped. There’s a larger home on market for 300K more (listing price), but that one looks more dated and needs updating. The larger home is also on the market for > 30 days. So i assume this home will also linger for quite some time? IT’s an area i do not know, so the best i can do is checking nearby homes
Which home you are referring to?
