This is listed 300k lower than Mercedes Road as they have bonus room, “This spacious, well-appointed home features an additional 2 bonus rooms, a bonus 1/2 bath & expanded laundry & utility area”.

It is hard to demo this home, and use it “as is”, challenging list price that avoids builders, looking for primary owners.

This listing is done by Mary Tan, a local real estate expert in that location. IMO, they normally price it nicely to get it sold as this is Monta Vista area, Mountain location (Preferable for quietness unless it is in deep forest).

Met Mary and her son. They sold a couple of places in the neighborhood. She seems like a nice and sharp lady.

actually, i am not sure about the price on hawthorne, maybe go under 3.4 a bit. Reason: A lot of similar sized lots in better conditions, but more importantly better condition houses seem to be getting some price cuts. We shall see.

Which houses in N Los Altos are you seeing price cuts? Under 3.5 is very competitive in N Los Altos and it is the minimum price to get in. This one:
